We appreciate that the conveyancing process can be stressful and we are here to make it as stress free as possible. We have a wealth of experience to help guide you through the conveyancing process.

It can be difficult to provide an accurate timescale for your transaction, as there are a number of matters outside of our control, however, we would expect the conveyancing for the purchase of a home to take between 8 -12 weeks.  We will of course keep you advised and updated throughout the matter and inform you of any delays or difficulties arising as soon as possible.

Please contact us directly to obtain a fixed fee quotation for other types of conveyancing transactions, for example the sale or purchase of a flat, or a re-mortgage of a property, or if the property is worth more than £500,000.

Disbursements are charges that must be paid to third parties.  They include Land Registry fees, which vary depending on the value of the property, and whether the title is registered or unregistered.  They also include searches, such as a Local Authority search report or a water and drainage search report.

Stamp Duty Land Tax is also payable in relation to the purchase of property.  The sums payable are detailed in the adjacent short table, but please contact us to discuss the matter, so that we can advise you fully in relation to your own transaction.

Property or Lease premium or transfer value & SDLT rate

  • Up to £250,000: Zero
  • The next £675,000 (the portion from £250,001 to £925,000): 5%
  • The next £575,000 (the portion from £925,001 to £1.5 million): 10%
  • The remaining amount (the portion above £1.5 million): 12%

Higher rates for additional properties

You will usually have to pay 3% on top of the normal SDLT rates if buying a new residential property means you will own more than one.
